What’s the difference between a gas safety check, a boiler service and a home buyer report?

A gas safety check focuses on whether the gas appliance is safe to use. This may include checking for gas leaks, appliance safety, flue performance, ventilation and signs of unsafe operation.

For landlords, this forms part of the required landlord gas safety record. Landlords must arrange annual gas safety checks on gas appliances and flues they provide, and give tenants a copy of the record before they move in or within 28 days of the check.

A boiler service is more focused on the boiler itself. It checks safety, performance, condition and efficiency, helping to keep the boiler working properly and helping spot issues early.

A home buyer gas check is for people buying a property who want to know more about the boiler and gas appliances before fully settling in. It is not the same as a full house survey, but it can highlight obvious safety concerns or appliance issues.

What gas appliances can be checked?
