What is a boiler service?

A boiler service is a preventative maintenance inspection designed to keep your boiler operating safely, efficiently and reliably. During a boiler service, a Gas Safe engineer will inspect, clean and test the appliance, checking for signs of wear, leaks or developing faults before they become expensive repairs.

A typical boiler service includes:

  • Safety checks and flue inspection
  • Burner and heat exchanger inspection
  • Condensate trap cleaning (where applicable)
  • Expansion vessel pressure check
  • Gas pressure testing and combustion analysis
  • Boiler controls and general performance testing

Who needs a boiler service?

Every homeowner should have their boiler serviced once every 12 months. Annual servicing helps improve reliability, reduce the risk of breakdowns, maintain manufacturer warranties, improve efficiency and extend the life of your boiler.

What is a gas safety check?

A gas safety check focuses on safety, rather than maintenance. During the inspection, a Gas Safe engineer checks that gas appliances are operating safely and that there are no dangerous gas leaks or combustion issues.

A gas safety check typically includes appliance safety inspections, gas tightness tests, flue safety, ventilation checks and combustion safety. Unlike a boiler service, the appliance is not dismantled or cleaned.

Almost. A Landlord Gas Safety Certificate (CP12) is the official record produced following a landlord gas safety inspection. By law, landlords must arrange a gas safety inspection every 12 months for all gas appliances and flues they provide for tenants.
